Questions, answered

What insurance does a commercial lease usually require?

Most leases require general liability with the landlord as additional insured, property insurance on your improvements and contents, and often business income, umbrella and workers’ comp. Many add a mutual waiver of subrogation. Each lease sets its own limits and wording, so the clause itself is what we check.

Is the lease check really free?

Yes. There is no card, no subscription and no obligation, and you keep your broker. We read the lease against your policies and report what we find. If you later want SF Coverage to close a gap or handle your insurance, that is a separate conversation.

Who insures the tenant improvements?

The lease decides. Some leases make the tenant insure improvements it pays for, others make the landlord insure the whole building. The answer changes which property policy must respond after a loss, so we cite the clause and check your property policy against it.

Should I check the lease before or after signing?

Before, whenever you can. Once the lease is signed, a requirement your policy cannot meet becomes a compliance problem you must fix at your cost. Checking first lets you ask the landlord to adjust a term or price the change before you commit.

Is this legal advice?

No. The check compares the insurance terms in the lease with the wording of your policies and reports what it finds. It is general information. Questions about indemnity, liability caps or negotiating the lease belong with your lawyer.

What happens to my documents?

They are confidential. They are used only to complete your check, never sold and never used to train AI models. Access is limited to the people working on your request, and you can ask us to delete them at any time.
